How to Increase the Resale Value to Your Home

A beautiful kitchen is a huge selling point for today’s home buyers.

After years of a downturned economy and a crumbling housing market, things are finally starting to bounce back to life. “For Sale” signs hang proudly announcing a literal and figurative shift in the buying and selling of property. Houses are selling faster than they have in years and in many areas of the country inventory is at an all-time low, this is especially the case for Atlanta. Homeowners are watching their property values increase and if you are considering putting your house on the market, now is the time to dip your toes into the pond, because it is certainly a seller’s market.

When a home is priced competitively, it is more likely to sell fast. In fact, according to Trulia, “(The) Atlanta market trends indicate an increase of $8,750 (4%) in median home sales over the past year. The average price per square foot for this same period rose to $191, up from $177.” All the evidence indicates a healthy market with a saturation of buyers. The decision to sell comes with the need to prepare your property guaranteeing fewer days on the market and the highest possible sale price. Carefully walk through every room and closet of your household and take inventory of things needing maintenance before you list to sell. Most rooms should only need a fresh coat of paint, decluttering, and improved lighting – maybe updated bulbs, fixtures, or window coverings. Other spaces throughout the home may require some more tender loving care.

When you invest money into a home, it is important to think about the value you will get out of your investment. In other words, will the renovation boost the sale price of your home? The two rooms which garner the largest return on investment (ROI) are the master bedroom with adjoining bathroom and the kitchen. One remodel trend with longevity and which spans across the country is the desire for granite countertops. Furthermore, according to HGTV, “No matter the price range of your home, buyers want to see granite countertops.” If you are planning on selling your home, or if you just want to change things up, granite is one change sure to wow potential buyers and homeowners alike.

No two slabs of granite are the same, giving your home a one-of-a-kind feature buyers love.

Granite is a naturally occurring stone making each piece unique. It comes is a wide variety of colors and patterns, so it fits great into almost any design aesthetic. Granite has become such a popular choice among home buyers because of its durability. It is the second strongest stone in the world, second only to diamond. It is also easy to maintain and clean, and when it is sealed correctly, it is resistant to mildew and mold.

  1. I live in a small town in the south and the housing market is really booming. I don’t remember there being so many cars and people here! I think it has to do with new companies setting up shop and bringing in a lot of new workers. If you have a house it’s probably increased in value already. Anyone thinking of selling should definitely invest even just a tiny bit into renovating and you’ll get a lot out of it when you sell! 😀

  2. after years of trying to get my husband to go in for granite countertops he finally relented last year. he then told me recently “i wish we would have done this sooner” no duh! i love my countertop so much and im just glad my hubby finally saw the light. you wont be disappointed if you change your counters!

  3. My grandmother recently redid her kitchen to granite and it’s awesome. I never get tired of looking at it and as you said it seems easy to clean. I’d love to get that for my house, but it’s just not in the cards at the moment. I’m always drooling over everyone else’s granite tabletops if I notice they have them in their homes.
